Individual Buy to let:

  5. Minimum loan size €40,000 – Maximum loan size €1.25m
  6. Term 5 to 20 years
  7. Minimum annual income €40,000 (per single/joint application)
  8. Minimum property value €80,000 with no maximum property value
  9. Minimum age of applicants 21yrs. Maximum age on maturity 75 yrs
  10. Up to 4 applicants on each mortgage

An individual may be able to borrow up to:

  1. €4m – if the weighted average LTV < 50%
  2. €3m – if the weighted average LTV for all loans is >50% and <60%
  3. €2m – if the weighted average LTV for all loans is >60% and <70%

Rates:

Interest Only:

  1. 4.75% LTV less than or equal to 50%
  2. 5.25% LTV greater than 50%

Capital and Interest:

  1. 4.49% LTV less than or equal to 50%
  2. 4.79% LTV greater than 50%

Lending Criteria:

  1. A max of 75% of the gross rental income from the proposed property should equal or exceed 1.2 times the scheduled repayment i.e. minimum interest coverage ratio of 1.2.
  2. A max of 75% of the gross rental income from the proposed property should equal or exceed 1 times the scheduled repayment at an interest rate of 6%.
  3. The gross rental income from the property, together with other surplus disposable income should equal or exceed the scheduled repayment (please note for this test all contractual debt is stressed at the contracted rate plus 2% - regulatory requirement).
  4. Concentration limits may apply on a case by case basis.
